Victoria Central in Southend-on-Sea delivers 217 one, two, and three-bedroom apartments across 14 storeys on a tight 0.98-acre site. Completed in August 2022 in just 143 weeks, the scheme combines urban convenience with coastal living.
British Offsite was engaged to manufacture and supply UNisystemSFS to form the superstructure. As a high-density scheme with a constrained footprint, the development posed logistical challenges, including limited delivery and storage capacity in an urban setting. The goal was to secure the building envelope quickly, minimising on-site personnel and disruption, while ensuring programme certainty.
The solution came through British Offsite’s advanced UNisystemSFS light gauge steel system — a pre-manufactured panel complete with insulation, doors, windows, vent apertures, fire stopping, and façade fixing systems. By consolidating five trades into one offsite process, the system was delivered from final design to site in just 120 days, enabling a fast and efficient installation.
This approach allowed dry envelopes to be completed 14 weeks faster than traditional methods — a 20% programme time saving. The accelerated build reduced exposure to weather delays, improved health and safety, streamlined fit-out, and allowed earlier property viewings, boosting sales and improving cashflow for the client.
