Development overview

Church Elm Lane in Dagenham delivers 91 new apartments within a single eight-storey block, helping to meet housing demand in East London. Set on a constrained site with limited storage capacity, the project required a construction solution that could overcome significant logistical challenges while maintaining programme certainty.

British Offsite partnered with Major Commercial to manufacture and supply its advanced UNisystemSFS light gauge steel system for the superstructure. Installed in 2025, the lean-manufactured panels were delivered efficiently to site, reducing the need for large storage areas and streamlining installation.

This approach not only minimised site storage pressures but also significantly reduced material waste compared with traditional methods. By consolidating multiple trades into a single, precision-engineered product, the system improved site efficiency, enhanced health and safety, and supported a faster, more sustainable build process.
